If you’re new to Lido Shores, you’re not alone. Another 14-homes turned over in 2021, with the highest sale coming in at $7.7-million. Last year’s home sales continue a three-year trend. 18-homes sold a year earlier in 2020, still below a record 24-Lido Shores home sales in 2019. I’m not particularly strong in math skills or statistics… but in just the last three years, that totals a whopping 56-new property owners out of some 120-homes… nearly a 50% turnover rate.
Our north Lido Key neighborhood is not alone. The luxury housing market in Sarasota is booming. Experts say the market’s strength can be attributed to a series of factors, including an increase in cash sales, and the use of escalation clauses in sales contracts as buyers look for make sure they get their house. COVID-19 is also a factor, accelerating the massive wave of baby boomers already retiring. Being able to work remotely, for those that do, also hasn’t hurt.
Supply and demand, and the dreaded FOMO (The Fear of Missing Out) are also in play. The sheer demand and influx of new out-of-state buyers, many coming to the Sarasota market by word of mouth, is helping to drive up prices.

Several homes in Lido Shores, some on and off the market for years, were finally snapped up at inflated prices this past year. And quickly, too. Former Lido Shores resident Andrew Vac, who tracks sales in the neighborhood, reported that long-time Lido Shorian Angie Albers listed her home at 474-Bowdoin Circle on June 6. It went under contract, at asking price, just four-days later. And yet another indicator of the red-hot market, according to Andrew, half of the homes sold last year never even made it to the industry standard MLS-Listing service.
Among them, a multi-house/property deal last fall. Long-time LSPOA members Terry Nugent and Bernard Melanson sold all-four interior Lido Shores properties they owned on Morningside Place and Center Place to Seaward Lido Key LLC. They had used three-of the properties, including one-lot they turned into beautiful park, as a “family-compound” for years. They’re among several familiar faces we’ll not be seeing around the hood.

Another house that swiftly turned over was the Putterman home at 220 Morningside Drive. Florence Putterman passed away in August, at age 94. She and husband Saul, who died at 94 in 2018, lived in the iconic home on Pansy Bayou, designed by Architect Carl Abbott, since 1986. It was sold above asking price within a week of coming onto the market.
None of this is particularly surprising in Sarasota’s most desirable neighborhood. Since its inception in 1950, groundbreaking, architecturally significant or just plain spectacular homes have been the hallmark of Lido Shores. Many generations have come and gone, and this once sleepy enclave is undergoing yet another major metamorphosis. Those of us who’ve been here awhile, (Susie and I since 2005) and were once considered part of the "newbies" then, have all experienced a similar changing of the guard over the years.
