| Home for sale on John Ringling Blvd in 2019 |
If it seems there are lots of new faces in Lido Shores this year, it's because there are. 1-in-5 homes in our neighborhood were on the market in 2019... with 11- of the 24-homes for sale this year selling, and 2-others pending.
The range? At the top, a home at 1255 Westway Drive selling for its asking price of $7.1 million. On the low end, a home at 1173 Morningside Place went for $690,000, $400,000 less than its listing price of $1,090,000. 11-homes remain for on the market as we head into the New Year.
What accounts for the high turnover rate? Any number of factors, including the stock market and economy that continues to chug along, inducing potential buyers to spend again. That, combined with traditional reasons for sellers like failing health, death and changing financial situations, all contributed to a robust turnover rate in our neighborhood.
Long time Lido Shorians leaving the hood this year include: Andrew Vac and Ramona Glanz of 201 Morningside Drive, Alice and Wayne Freed at 1165 Morningside Place and Lisa Kates and Richard Labrie said goodbye from 200 Morningside Drive.
We're also sad to see that friends Kent and Jean Williams have put their home at 1461 John Ringling Blvd up for sale for $5,750,000. They're moving to Lakewood Ranch to be closer to family. And we're also sorry to see our friend Howard Rooks list his home at 246 Morningside Drive for sale for $4,750,000. Howard has purchased a unit at the new Mark downtown.

November 27 - 1441 John Ringling Parkway just came back on the market for $2,500,000. The current owner paid $2,400,000 in 2005 and has been trying to sell it since 2009 on and off.
November 18 - 1212 Westway listed for $3,900,000 is finally under contract and scheduled to close on 12/20/19. We do not know what the sale price is yet.
October 31 - Tim & Kay Mapp, 1154 Westway Drive, put their home on the market for $1,795,000. a 5BR/4.5B with 4,000 square feet, two story.
October 11 - Jay Wildstein put his home at 1219 Westway on the market today for $7,995,000 with Kim Ogilvie with MS&C. It is a 5BR/6B with 2 half baths, with 7,500 square feet.

August 22 - 1406 Westway, which came on the market last September at $2,600,000 is now listed for $2,000,000. In January, they dropped to $2,495,000 and in May, they dropped to $2,400,000 and now almost a year later, they dropped to $2,000,000.
August 17 - The home at 1400 John Ringling listed for $4,700,000 in January sold and closed for $3,600,000 at the end of July. It was 3,500 square feet with four-bedrooms and 4.5 baths.
July 31 - The home at 1141 Center Place that belonged to Peggy Shannon, sold to Kimberley Pelyk for $840,000 in July of last year. Ms. Pelyk put it back on the market today for $995,000. It has 3BR2B and 3073 square feet.
July 31 - Our home, 201 Morningside Drive, sold for $1,230,000 on 07/22/19. We moved to the beach on Longboat Key weeks ago.
July 18 - The home in the “Y” of Bowdoin Circle and John Ringling, 451 Bowdoin Circle came on the market today for $3,499,000 – a 3BR/4.5 bathroom with 3,008 square feet.
July 18 - Howard Rooks has put his home at 246 Morningside Drive on the market for $4,750,000. He has purchased a unit at the Mark in Downtown Sarasota.
June 1 - Lisa & Richard’s home at 200 Morningside Drive did sell and close today, listed for $2,890,000 and sold for $2,700,000.
June 1 - The home located at 1199 Westway Drive was also reduced to $6,900,000.
May 31 - The hotel house 1406 Westway has reduced is list price from $2,495,000 to $2,400,000.
April 29 - 1173 Morningside Place is under contract. Listed originally for $1,090,000 0n 04/26/18 (over a year ago), it went pending yesterday at a list price of $799,000 with expected closing date of 06/28.
